We buy houses for cash across Lake County, Indiana, the most populous county in Northwest Indiana, from the steel and refinery towns on Lake Michigan down to the farm fields near the Kankakee River. Penguin Capital is a local cash home buyer based in Whiting. We make cash offers on houses as-is, so you don’t have to repair, clean out or list anything, and you can close fast or on a later date you choose.

Lake County isn’t one housing market. A hundred-year-old house in Gary and a twenty-year-old house in St. John attract different buyers, get financed differently, and often call for a different way to sell. Here’s an honest look at how that plays out from north to south, including where you’re probably better off with an agent.

We buy houses across Lake County, Indiana: how selling differs by area

AreaCommunitiesTypical housingWhen a cash sale tends to fit
Older lakefront citiesGary, Hammond, East Chicago, Whiting, Lake Station, New ChicagoOlder homes from the industrial boom years, many near the mills and refineryOften: houses needing major work, vacant homes, rentals, back taxes
Established suburbsMunster, Highland, Griffith, Hobart, Merrillville, Crown PointMostly postwar neighborhoods mixed with some older town centers and newer buildsSometimes: dated houses, estates, sellers who need a set date
Newer suburbs and rural southSchererville, Dyer, St. John, Cedar Lake, LowellMany newer subdivisions, plus older lake cottages and small-town homesLess often: mostly houses with big repair needs or tight timing

The older lakefront cities: Gary, Hammond, East Chicago, Whiting and their neighbors

These cities grew up around heavy industry. U.S. Steel founded Gary in 1906, and Whiting, our home base, grew up beside its lakefront refinery. Lake Station and New Chicago, just east of Gary, grew up in the same era. Much of the housing in north county was built for mill and refinery workers, and a lot of it is approaching or past a century old.

Age brings the usual issues: original wiring, old plumbing, damp basements, lead paint and roofs at the end of their life. It also affects financing. When a house can’t pass a lender’s appraisal, most retail buyers can’t buy it, and the sale comes down to cash buyers anyway. That’s why a direct cash sale is often a realistic choice up here, especially for vacant houses, rentals with problem tenants and houses with back taxes or city violations.

Gary is our main focus, and we wrote a much deeper page about it. See selling a house in Gary, or our pages for Hammond, East Chicago and Whiting.

Established suburbs: Munster, Highland, Griffith, Hobart, Merrillville and Crown Point

The middle of the county is a mix. Merrillville didn’t incorporate until 1971 and grew quickly around then, so it has plenty of homes from the postwar decades. Crown Point and Hobart have older downtowns with newer subdivisions around them. Griffith, Highland and Munster are established suburbs with mostly single-family streets.

Here, a lot depends on the individual house. A clean, updated ranch in Highland will usually sell well on the open market. The same house with a 40-year-old furnace, a leaking roof and a full basement after a parent’s passing is a different story. Cash sales in these suburbs tend to make sense when a house is dated top to bottom, when an estate needs to close on a set date, or when an owner who’s downsizing doesn’t want to manage repairs and showings. See Merrillville, Hobart, Crown Point and Highland.

Newer suburbs and the rural south: Schererville, Dyer, St. John, Cedar Lake and Lowell

South Lake County is where much of the county’s newer housing is. Schererville grew fast in the 1980s, and St. John grew several times over after 1990. Dyer sits on the Illinois line, close to Chicago-area jobs. Cedar Lake was once a summer resort for Chicagoans, and many of its old lake cottages became year-round homes. Lowell, farther south, is a small town surrounded by farmland.

We’ll be straight with you: in these higher-priced towns, a move-in-ready house usually sells well with an agent, and listing will likely net you more than a cash offer. If that’s your situation, compare a cash buyer with an agent before you decide. We’re still a good option down here for a Cedar Lake cottage that needs everything, a house with foundation or water damage, an inherited home the family needs to settle, or a sale that has to happen on a firm date. See St. John, Schererville and Cedar Lake.

A few things that work the same county-wide

Wherever your house is in the county, a few offices and rules are the same.

  • Crown Point is the county seat. The Treasurer, Auditor and Recorder all work out of the Lake County Government Center at 2293 N. Main St. in Crown Point. The Treasurer also has offices in Gary and Hammond.
  • Property taxes come due twice a year. Indiana bills are due in a spring and a fall installment, and late payments pick up penalties. Fall far enough behind and the house can be offered in the county’s annual tax sale. Our Lake County tax sale guide and behind on property taxes page cover what to do.
  • Estates go through Crown Point too. If the owner has died, the county’s probate cases are heard at the Lake Circuit Court. Our inherited house page explains the basics.
  • Each city has its own code rules. Rental registration, inspections and unsafe-building enforcement are handled by each city or town, so a notice from Gary works differently from one in Hammond or Hobart.

Every Indiana sale also comes with disclosure questions, even an as-is sale. Our guide on whether you can sell a house as-is in Indiana explains what that means. And if you’re weighing more than one cash home buyer in Lake County, here’s how to vet a cash buyer before you sign anything.

Lake County seller questions

Which parts of Lake County do you buy in?

All of it. That includes the older lakefront cities of Gary, Hammond, East Chicago, Whiting, Lake Station and New Chicago; the established suburbs of Munster, Highland, Griffith, Hobart, Merrillville and Crown Point; and the newer suburbs and rural south: Schererville, Dyer, St. John, Cedar Lake and Lowell. If the house is in Lake County, Indiana, send us the address and we'll take a look.

Does a cash offer make sense for a house in St. John, Dyer or Schererville?

Often it doesn't, if the house is in good shape and you have a few months. Homes in these towns usually draw plenty of financed buyers, and listing with an agent will likely net you more. A cash sale fits better when the house needs major work, an estate needs a firm closing date, or you simply can't handle showings.

Where do I pay Lake County property taxes or check what I owe?

Property taxes go to the Lake County Treasurer, which has offices in Crown Point, Gary and Hammond. If a house falls far enough behind, it can end up in the county's annual tax sale, so call the Treasurer's office early if you're unsure of your balance. Our tax sale guide explains how that process works.

Is your offer the same no matter which town the house is in?

No. Every offer starts with the specific house: its condition, the repairs it needs and what similar homes nearby have sold for recently. A three-bedroom in Highland and a three-bedroom in East Chicago can get very different numbers. We'll show you the sales and repair costs behind ours.

How long does it take to close in Lake County?

You choose the date. Because there's no lender involved, timing mostly comes down to the title company's work, and that's often weeks, not months. An estate in probate, a tax sale issue or an old lien can add time, and we'll tell you up front if we see one of those.

What you can count on

  • A clear written offerPlain numbers on paper. Take your time, ask questions, get other offers, or say no.
